When was Roam Properties founded?

Roam was established in 2021. What started with our first Airbnb, quickly evolved into a passion for curating exceptional guest experiences. This passion drove us to launch Roam, a full-service company specializing in property acquisition, experience curation, and short/mid rental management. 

  • Short-term rentals (under 30 days) are typically vacation rentals or properties listed on platforms like Airbnb, VRBO, Booking.com. 
  • Mid-term rentals (1-6 months) cater to professionals on temporary assignments, relocations, or those in transition.
  • Long-term rentals (6 months or more) offer stable, consistent rental income through traditional leasing. (We specialize in short/mid term rentals only.)

Our services are available nationwide, but we currently manage properties in Washington State, South Carolina, and Virginia. 

Absolutely! Our team specializes in property acquisition, ensuring we find you а high-yielding property that fits within your budget. We handle everything, from market research to closing. 

Our one-time acquisition fee is 2% of the property’s purchase price. This fee covers EVERYTHING, including market research, analysis, and the full purchasing process.

Yes! Property management is at the core of what we do. We offer full-service management, covering everything from listing optimization and guest interactions to property maintenance. Your property will also benefit from our Superhost status, ensuring it stands out in the market and performs at its best.

We charge a 20% fee on all stays for clients with 1-2 properties. For clients with more than 2 properties, the fee is reduced to 15%, making our services scalable as your portfolio grows. 

Yes, we do! Our in-house cleaning team handles local properties. For out-of-state clients, we contract and vet local cleaning companies to ensure quality and reliability. 

Yes and yes, we have a trusted local team to handle any issues on the same day. For out-of-state properties, we partner with reputable vendors to provide seamless service.

We list properties on top-tier platforms like Airbnb, Vrbo, and Booking.com. But listing is just the beginning – we work tirelessly to optimize your listing, enhance its visibility, and maximize booking potential through regular updates, superior photography, and strategic pricing. 

We use a multi-pronged approach that includes professional photography, digital marketing strategies, frequent listing optimization, Superhost status, and dynamic pricing models. These strategies help ensure your property gets maximum visibility and consistent bookings. 

Yes! We’ll block off dates for your personal use and coordinate everything to avoid conflicts with other bookings. 

Your property is well-protected through a combination of short-term rental insurance and platform-specific protections like Airbnb’s AirCover and Vrbo’s Host Insurance. 

  • Airbnb AirCover offers up to $1 million in liability coverage and $3 million in damage protection for accidental damage caused by guests. 
  • Vrbo provides $1 million in liability coverage, protecting you against claims of property damage or guest injuries.

While these platforms offer robust coverage, we recommend having short-term rental insurance as an added layer of protection to cover gaps like natural disasters or guest negligence not covered by platform policies. 

With both platform protections and your own insurance in place, you can rest assured that your property is comprehensively covered.

Yes! We provide detailed monthly financial reports that track income, expenses, and performance. These reports help you stay on top of your property! 

We send out a monthly report with the management fee due, payable within 15 days. 

We use data-driven analysis, market research, seasonality, and comparable listings to set a competitive and dynamic rental price that maximizes your property’s income.
